Junior Estimator


The Opportunity

Our client is a leader in the concrete construction industry, and is seeking an Estimator to join our excellent team in our Maryland office. This opportunity is available to entry-level candidates or those with up to ten years of experience. The Estimator will work on our multifamily projects and will represent the company as a member of the Estimating Department, managing the bidding process under the oversight of the Chief Operating Officer. Our candidate will be proficient with reading and interpreting drawings. Through excellent communication skills, relationship development, organization, and by anticipating the needs of a project, the Estimator will maintain strong relationships with clients, designers, and the subcontractor community. 

💰 Compensation: 75 - 90K

About You: 

1 - 4 years of experience in construction project management/estimating, with a focus on multi-family commercial projects. 

Degree in construction science, construction engineering, or similar or equivalent work experience.  

Experience Requirements:

  • 10+ years working with structural concrete (Tilt-up, post-tension, podium deck foundational pouring, pre-cast, and other concrete forms) 

  • Contractor and vendor selection and oversight 

  • Scope coverage 

  • Contract negotiation 

  • OSHA safety 

  • QC, and schedule accountability 

  • Material& equipment procurement 

  • Estimating 

  • AIA billing 

  • Change orders 

  • RFI support 

  • Field daily reports, closeout 

  • Ability to manage multiple project bids at one time 

  • Working Knowledge of software: Outlook, Excel, Bluebeam & Adobe, Procore, PlanGrid, AutoCAD, and Primavera P6/MS Project/Other construction scheduling software, On Screen take off or similar.

Responsibilities:

  • Manage multiple projects simultaneously in different stages of development. • Produce comprehensive bids for various projects, ensuring proper coverage of the scope of work and taking responsibility for bid dates, compiling bid information on bid day, properly qualifying the project, and compiling the proposal for the client. 

  • Maintain contacts in the industry and keep apprised of market conditions that may affect the company's product offerings, including pricing and scheduling factors. 

  • Report to the COO directly within the department and Project Managers as assigned. • Manage the buyout process once a project is awarded. 

  • Understand the different trades and the scopes of work associated with those trades. • Perform takeoffs for various trade work. 

  • Understand and be able to apply unit costs for various trade work. 

  • Write scopes and confirm that subcontractors include proper scopes in their bids. • Compile bids into complete bid proposals. 

  • Fill out qualifications for projects which you are assigned to. 

  • Read and understand technical drawings including Architectural, Structural, Mechanical, Plumbing, Electrical and Civil drawings. 

  • Read and understand project specifications. 

  • Write RFI’s and manage bid information over the course of the bid process. • Ensure good supplier and sub coverage for bids prior to bid day. 

Collaborates with the project team: 

  • Review pour sequence and schedule for estimating review 

  • Provide production review for outgoing estimates and fine-tune project cost • Process and analyze production data (man-hours and quantities) by project-specific work breakdown structure (WBS) for input into future bids 

  • Develop site plan, laydown areas, etc. based on your experience and guide project teams • Keep an open line of communication with customers regarding future projects 

Job cost review and Financial Overview: 

  • Review job cost monthly on all jobs in the form of reports. 

  • Communicate better labor management and material needs to maintain budgets and schedule

Collaborates with Yard operations: 

  • Understand the various forming systems and their production rates as they apply to bids.

  • Understand trucking costs 

  • Understand equipment rental costs

Physical Requirements of the Job: 

Ability to communicate orally in person and over devices with peers, vendors, contractors, clients, and construction workers is crucial. Regular use of mobile devices (talking or texting) and email for communication is essential. Hearing and vision within normal ranges are essential for normal conversations, to receive ordinary information, and to prepare, inspect, or review documents. 

Activities require the ability to both remain in a stationary position and move about an office and/or work site as well as to move between locations frequently. Ascent and descent of ladders and stairs on occasion. 

Occasional heavy lifting (30+ lb. / 13.6+ kg) can be expected, though exertion of up to 10 lbs. of force is more common. Need good manual dexterity for the use of common office equipment (e.g., computers, mobile devices, copiers).
