Onsite Real Estate Sales Agent

The Opportunity

We are working with a well-respected developer in a Master-planned waterfront community in coastal Eastern North Carolina, serving primary and second-home buyers seeking a relaxed, lifestyle-driven environment

We are seeking a high-performing Onsite Sales Agent to lead the sales of developer-owned homesites and spec homes within a thoughtfully designed, lifestyle-driven community. This is not a traditional brokerage role; this position is fully aligned with the developer and plays a critical role in shaping the pace, positioning, and long-term success of the community.

This individual will serve as the face of the company and is responsible for delivering an elevated buyer experience while driving consistent, strategic sales performance across multiple phases.

Key Responsibilities:

  • Lead all onsite sales efforts for developer-owned homesites and spec homes

  • Engage walk-in traffic and convert interest into qualified opportunities and sales

  • Present and sell the community vision using site plans, maps, renderings, and future phase insights

  • Maintain disciplined follow-up with prospects, brokers, and past visitors using CRM tools

  • Track buyer activity, sales velocity, and market trends to inform pricing and release strategies

  • Provide ongoing, actionable feedback to the development team on buyer preferences and market conditions

  • Build and maintain strong relationships with external brokers to drive additional traffic and exposure

What We’re Looking For

  • Owner Mindset

Thinks beyond individual transactions, focused on absorption, pacing, pricing strategy, and long-term value creation.

  • High-Discipline Follow-Up

Highly organized and consistent with follow-up; strong CRM usage and documentation are essential.

  • Ability to Sell Vision

Comfortable selling homesites and future phases using conceptual tools such as maps, renderings, and development plans.

  • Strong Onsite Presence

Energized by being on-site, engaging with walk-ins, and treating every interaction as a meaningful sales opportunity.

  • Emotional Intelligence

Skilled at reading buyers, navigating decision dynamics, and adjusting approach appropriately.

  • Market & Pricing Awareness

Understands buyer behavior patterns, recognizes trends early, and provides thoughtful, data-informed feedback.

  • Personal Accountability

Takes ownership of results, tracks performance, and communicates proactively, with no reliance on excuses or volume alone.

  • Entrepreneurial Drive

Proactively generates traffic, builds relationships, and identifies creative ways to increase interest and sales.

  • Professional Presence with Warmth

Represents the developer with credibility and polish while remaining approachable and relationship-focused.

  • Long-Term Orientation

Interested in growing with the community over multiple phases, contributing to sustained success, not a short-term role.

Why This Role

  • This is a unique opportunity to be deeply embedded in a premier community and work directly alongside the developer to influence sales strategy, buyer experience, and long-term community success.
